Private Property Towing & Parking Enforcement
We keep your parking for the people it belongs to: residents, customers, patients, and guests. Free tow-away signs and curb painting, lawful towing under California Vehicle Code §22658, and 24/7 response across Orange County and Los Angeles.
Parking that works for your residents and customers
Unauthorized parking costs properties tenants, customers, and goodwill. KO Towing & Recovery works with apartment communities, HOAs, shopping centers, medical offices, hotels, churches, and industrial properties within 10 miles of our yards in Fullerton and Los Angeles. We set up compliant signs and markings, then respond around the clock when your authorized staff request a tow.
Vehicle owners pay towing and storage when they retrieve their cars, so the program costs your property nothing up front.

Frequently asked questions
What does private property towing cost the property?
Nothing up front. Tow-away signs and curb and fire lane painting are free with a towing agreement, and vehicle owners pay the towing and storage charges when they retrieve their vehicles, as California law provides.
Which properties can you serve?
Properties within 10 miles of one of our yards: 542 E. Walnut Ave in Fullerton and 2860 E Pico Blvd in Los Angeles. California Vehicle Code §22658(n) requires towed vehicles to be stored within 10 miles of the property, so we confirm every property's distance before setup.
Can you patrol our property and tow violators on your own?
Not for ordinary parking violations. California requires someone authorized by the property to sign a written authorization for each tow and be present to verify it. The exceptions are vehicles in fire lanes, within 15 feet of a hydrant, or blocking an entrance or exit, which can be covered by a written general authorization.
How do we get started?
Email info@kotowingandrecovery.com with your property address and the parking problems you're seeing, or use the form on this page. We'll set up a property walk, then a written towing agreement, then install free signs and paint curbs.
Do you answer tow requests at night and on weekends?
Yes. Our dispatch runs 24 hours a day, 7 days a week, including holidays, so we respond whenever your authorized manager, agent, or security officer requests a tow.
